Why Use A Broker – Part One

Some people try to sell and/or buy their home without a broker. Some people are lucky and get it done without a hitch. However, often they’d be better off if they used a good broker, especially a local broker with intimate local awareness. Here is what I do for my clients:
- Help to AVOID A LOW APPRAISAL – rates are high, prices in general are down from the pandemic peak. See next week’s article discussing this.
- Qualify potential buyers- price range, mortgage commitment and taste. Utilize an extensive database of prospective buyers.
- Advise the seller on making the house more presentable.
- Market analysis for the correct pricing. Knowledge and experience regarding comparable market listings. Why did THAT HOUSE sell at THAT price? Why is THAT house listed at THAT price?
- Recommend a choice of reliable and user-friendly attorneys, mortgage brokers, movers, CPA’s, exterminators, contractors, clean out services.
- Help/advise with cleanout which can be a BIG JOB.
- Act as an intermediary between the seller and buyer, often preventing friction.
- Coordinate viewings and visits by clients, inspectors, and appraisers.
